INFORMATION ON 100% INVESTMENT PROPERTY MORTGAGES

100% LTV loans to purchase investment property are extremely risky loans for lenders to consider. The least risky loan is one where the borrower lives in the property as they are more likely to try to make the payment. Moving out of the place where all your possessions are is arduous. However, if you simply collect rent from a tenant each month, it is easier to walk away unless you have a substantial amount of cash invested in it. If you take away the cash investment, then there is really not much pain involved in losing a property that you don't live in nor have a bunch of cash tied up with (besides damaging your credit). That being said, the availability of these loans fluctuates with the changing appetite of the marketplace for this type of risk.

Currently, we do not have any lenders on our roster that provide a flat 100% Investor loan, but we do have a handful that as of this writing (3-1-2008) will lend 80% and accept a seller-held second for the remaining 20%, but with the rapidly changing market it is difficult to predict whether this product will be available in the future.
