We shop dozens of lenders on a daily basis for our clients to get the best rates and terms possible, so we know what is possible and what is unrealistic in the market at any given moment.

Here are some of the things you can expect from us:

1. We take full applications. Not 5-minute, quickie, incomplete loan applications with inaccurate information and missing documentation. No one can actually offer a real interest rate quote or a mortgage pre-approval without knowing all about YOU: your finances, your properties, your credit, your entire picture. That's like going to a doctor, saying you don't feel well, and having him write you a prescription without an examination! How does he know what to do if he doesn't look at you? At Pena Lending Group, we need to know all about YOU. So gather up your income and asset documents and be prepared to spend at least an hour of quality time with us on your initial consultation, because that is what it takes to deliver the best service and avoid mistakes that could cost you time and money.

2. We are not afraid to say "No". We cannot realistically find a home for every single loan scenario, so on occasion we have to turn someone who requests our services away. But rest assured that this "No" will come as soon as humanly possible, and we will not keep you in suspense for weeks while we fiddle around with your mortgage file and then not close. That doesn't mean we won't turn over every stone looking for a loan solution, but we also respect your time and would rather give you the honest truth--upfront.

3. We have access to great rates, but if you are looking for the rock-bottom lowest rate on the web, we prefer you go to Lending Tree. Yes, we really did just say that and hope you don't take it the wrong way--we really do have EXCELLENT LOW RATES. However, we also know that no one can possibly deliver ANY rate without taking a full application, pulling credit, getting an appraisal and title work done, and solving the 1000 things that can go wrong with a file to come to a successful close. Sure you can search for lowest rate, and even get a signed rate-lock agreement, but what good is that if you never close? And if the first "low rate" lender doesn't close, you have to start all over. With us, if your loan is declined by our first choice, we simply submit your complete package to another lender who may have a higher rate, but will get your loan done.

4. We'll be in touch. During the loan process, we will be in touch via phone, e-mail, fax, etc. to let you know how your file is doing and to schedule your closing when the time comes. We will communicate any conditions placed on your file by the lender's underwriters and help you resolve them. We will also be in touch for years to come as managers of your mortgage portfolio, identifying refinancing opportunities as they arise and helping you use mortgages to grow financially as a homeowner, real estate investor, or businessowner.

NOTE: With the current financial market disasters, it is imperative you choose a firm that can navigate you safely through the hostile environment all borrowers face when trying to get a property financed.
